L'Enfant Plaza Roofing and Waterproofing Consulting

FEA was contracted to perform an evaluation of the roof systems, parapet and rising walls, and precast concrete wall panels and flexible sealants at the roof level at the North and East Buildings at L'Enfant Plaza. The roof system of the North Building consisted of a torch-applied two-ply modified bitumen membrane on concrete deck. The roof system of the East Building consisted of a torch-applied single-ply modified bitumen membrane in a Protected Membrane Assembly (PMA) on concrete deck at the main roof level. The East Building also had several small penthouse roof sections with torch-applied two-ply modified bitumen membranes on concrete decks. FEA evaluated the roof systems and other building components at the roof level at each building in order to develop quantities and recommendations for repair or replacement of the roof systems.
FEA also considered recommendations for repairs to the parapet and rising walls and precast concrete wall panels and flexible sealants. FEA provided the Client with a report of findings, including opinion of the remaining useful life of the roof systems and other building components at the roof level; recommendations for immediate repairs, replacement or preventative maintenance; and corresponding opinions of cost for the recommended repairs, replacement, and preventative maintenance. FEA developed design documents for the replacement roof systems at each building, bidding assistance, and contract administration services during the replacement of the roof systems. The two separate roof projects were completed on-time and on-budget with minimal change orders accommodated by the client’s contingencies.
