Roofing and Waterproofing Systems

Roofing and waterproofing systems are meant to provide a defense against rain, sleet, and snow. Because of their critical nature, intelligent repair and replacement programming for these components is essential. FEA's trained personnel can assist before a minor problem becomes a major issue, by performing infrared and nuclear moisture surveys to locate water infiltration. If you already have leaks or a deteriorated roof system, we can design a replacement system that fits your schedule and budget. Our roof designs are the result of years of experience with clients such as Virginia Tech and Prince William County Public Schools.

If your facility encompasses multiple buildings, our experience gives us the ability to project future replacement projects and provide Life Cycle Cost Programs that fit your site. Exterior Wall and Window Systems

Your building's facade makes a statement about your facility--whether you like it or not. As buildings age, exterior wall components deteriorate and can lead to symptoms such as water infiltration on the interior of the building or staining on the exterior; in extreme cases, deterioration of the exterior components may be severe enough to endanger passersby. Whether you're tracking down window leaks, performing routine preventative maintenance, or even considering a re-cladding project, our evaluations are tailored to the degree required by your project, and may vary from an intensive survey and overhead-hazard removal covering entire facade from swing staging provided by a restoration contractor to more informal street-level observations or spray testing at isolated areas of concern. FEA can coordinate the creation of investigative openings, when required, and use the knowledge gained at these locations to develop repairs that will last.

Our reports provide an opinion of cost for the recommended repairs, often with multiple options showing cost comparisons for the most reasonable solutions. Once the repair project scope of work is established, FEA can assist with contract administration and construction monitoring to ensure that expectations are met.

Historic Rehabilitation

This type of work requires a firm with both expertise and attention to detail. FEA's recommendations are always tailored to the specifics of a project, but we understand that repair and restoration work at properties with historical significance requires additional sensitivity.

Our staff is fully capable of performing assessments and coordination of rehabilitation in accordance with the Secretary of the Interior's guidelines for the treatment of historic properties. FEA is currently providing condition assessment services under a contract with the National Park Service. This work includes at a variety of landmarks, including historically significant projects, such as the Vanderbilt Mansion and the homes of Franklin D. and Eleanor Roosevelt.

Parking Garages and Balconies

These structural elements take a lot of abuse. Too often, these components are ignored until pieces of concrete start falling from the sky or onto parked cars.

Assessment of concrete structures involves combining knowledge of original design and construction practices with repair and restoration techniques. Our staff routinely assesses damaged and deteriorated structures for the purpose of designing repairs. But we don't stop just at repairs: FEA offers solutions for long-term protection of the structure, because our clients are interested in the life-cycle of their facilities.

FEA has evaluated many types of concrete structures, ranging from condominium balconies to industrial equipment foundations. Our experience includes post-tensioned structures, pre-cast elements, and conventional concrete construction.

Pavements

FEA's expertise in pavement design, construction, and maintenance includes work on many projects for State DOT's, local governments, homeowners associations, and large commercial and industrial clients. These projects range in size from millions of square feet of asphalt and concrete pavements for large warehouse complexes to smaller access roadways and parking areas.

Understanding the difference between minor pavement cracking and total pavement failure can mean years of difference in performance as well as tens of thousands of dollars in maintenance and repair costs. FEA can help you to understand your pavement, develop plans for repair or reconstruction, and implement an effective pavement maintenance program.

Structural Consultation

Structural consultation may not seem like the most obvious service line for a company whose concentration is not on new building design, but rather on diagnosing and developing repair recommendations for existing facilities. But growing facilities often require changes in the physical structure of their buildings. FEA can assist: when loading conditions are modified in a renovation; when the original structure was under-designed for proposed uses; when the elements of the structural system have deteriorated; or when overloading conditions (like a heavy snowstorm) occur.

FEA has provided structural consulting and feasibility studies for cases such as these and many more; each project is unique. We have helped clients with both progressive failures of systems and catastrophic collapse. Our structural expertise also supports re-roofing decisions where the chosen system places new structural requirements on the building. Because we work with facility managers on a regular basis, our structural recommendations go beyond mere calculations to take into consideration practical requirements to ensure continued business operations.

Fall Protection

On taller buildings, routine maintenance tasks such as window-washing may require the use of roof-mounted tie-backs or davit systems. Even if your facility has these elements in place, proper certification and an understanding of how these systems work is necessary to protect those who work on your building while protecting yourself from potential liabilities. Concrete Flooring

Moisture problems in concrete floor slabs can be a major headache for facility managers. What begins as unsightly staining can quickly escalate into tripping hazards and mold growth. Even worse, such conditions often arise immediately after reflooring projects have been completed. FEA's expertise gives you peace of mind when you are planning a reflooring project by providing assessment and testing services to help you make informed decisions about the elements necessary for a floor system that adequately manages moisture.
