Ashburn Village Community Association Reserve Study

September 1999 - September 2005: Facility Engineering Associates, P.C. performed a Condition Assessment and Reserve Study for Ashburn Village Community Association (AVCA) in 1999, and provided updated reserve fund tables to AVCA for Fiscal Years 2002 and 2004. A second condition assessment and reserve study was completed for the community in 2005. The studies determined the physical condition of the community’s common elements in order to develop a funding plan based on schedules of future repair and/or replacement costs. FEA analyzed each AVCA reserve fund independently: General Reserves, Recreation Reserves, Sports Pavilion Reserves, Townhome Reserves, and Single-Family Home Reserves. Ashburn Village is a planned residential community in Northern Virginia with more than 5,000 homes, approximately 2.5 million square feet of commercial and office space, and 200,000 square feet of retail space. A 32,000 square foot Sports Pavilion includes indoor and outdoor pools, exercise, aerobic, and weight-lifting facilities, sauna and steam rooms, full-size gymnasium, racquetball courts, and an outdoor tennis facility that is enclosed for winter play. Ashburn Village also has three neighborhood recreation centers with outdoor pools, tennis courts and meeting rooms, 12 miles of jogging and bike trails, and several ball and soccer fields.
