Montebello Condominium Reserve Study

FEA
performed a Condition Assessment and Reserve Study at the Montebello Condominium,
located in Alexandria, Virginia. The purpose of the study was to determine the
physical condition of the property's common elements in order to develop a funding
plan based on a schedule of future repair and/or replacement costs.
The condominium
contained 1,016 units in five buildings on a 35-acre site. Most of the condominiums
were located in four high-rise buildings, each of 16 stories (253 units each).
A fifth building housed five units in a low-rise structure that was used as a
model during construction. The condominium also had a community center which
consisted of a multi-story structure with tennis courts, indoor and outdoor pools,
a bowling alley, shops, a restaurant, and the management and engineering offices.
The complex was constructed of cast-in-place structural concrete framing, with
cast-in-place concrete balconies and brick masonry exteriors from 1982 to 1986.
